PURPOSE

The C.R.I.B. is a method of facilitating Real Estate ownership- buying, investing and selling using All-Cash transactions.  At its core, The C.R.I.B. is a Real Estate Cooperative with three primary functions:


  1. BUYERS raise funds to purchase property via the Co-op. In return, INVESTORS will receive their initial investment plus a permanent percentage share in the property.

  2. INVESTORS buy property together for rental and/or commercial purposes. Investors receive income based on their investment, and a comparable share of any profits from a sale of the property.

  3. SELLERS sell their property to the Co-op based on the appraised value, or raise monies for needed repairs in return for INVESTORS receiving a percentage share of the property, similar to a Mechanic’s Lien.

Important point: The focus is on long-term investing, ranging from 10 to 30 year commitments, not on “FLIPS” and other such Real Estate strategies.
